Overview & Responsibilities:
This position is critical to the operation of the building and its equipment. The Engineer will oversee and assist the Chief and Assistant Chief Engineers with the mechanical and infrastructure of the facility. Assist with the operation and maintenance of all HVAC mechanical, plumbing, and generator equipment, chillers and life safety systems for the property. Maintain a clean and safe working environment, performing rounds, conducting routine assessments, and performing day-to-day preventative maintenance. Assist in overseeing contractors working in the building. The Engineer works onsite 5 days/week and must be available upon request to work OT for facility maintenance, building projects and/or emergency situations. This union role reports directly to the Chief Engineer. Open shift: 4pm-12midnight with two consecutive days off (to be determined).
Daily responsibilities include but not limited to:
- Handle Daily Reporting and Logbooks as assigned
- Coordinate with Chief to ensure code compliance on Cooling Tower documentation, FDNY Logs, annual maintenance inspections
- Daily inspection of all HVAC, and fire systems
- Coordinate and supervise vendors working on-site
- Monitor operation of water cooling and air conditioning equipment. Including heating, ventilation, hot water equipment; pumps, valves, piping and filters; other mechanical and electrical equipment; reporting any problems/malfunctions on an as need basis. Performs preventive tasks when required. Organize all repairs when necessary
- Carry out preventive maintenance of various types of mechanical equipment including Heating & Fan Powered VAV systems, plumbing in pantries, bathrooms, industrial kitchen equipment and hot water heaters, steam station
- Will ensure contractors work safely and within the building rules and regulations
Basic Qualifications:
- Proficient with BMS systems, large chiller plants and cooling towers.
- Work exposure to HVAC mechanical systems, plumbing, welding, electrical.
- Certification of Refrigeration (Q01 Certification).
- Certification of Fire Life Safety Director / EAP (F89 Certification) or will need to be acquired
- Obtain additional FDNY COFs as required.
- Good interpersonal skills, ability to communicate well with tenants and vendors.
- Local 30 Union or will need to join.
- Must be able to work overtime as needed.
- At times physically demanding, requires bending, carrying equipment, climbing on ladders/stairs, and good vision.
Additional Qualifications:
- Minimum of a high school education, two years in mechanical trades, or equivalent.
- 5+ years' of experience in facility/plant engineering and maintenance supervision.
- HVAC and electrical engineering training a plus.
- Reliable, proactive multi-tasker and problem-solver.

Hiring Salary Range: $49.49 - 50.69. The hiring salary range for this position applies to New York, California, Colorado, Washington state, and most other geographies. Starting pay for the successful applicant depends on a variety of job-related factors, including but not limited to geographic location, market demands, experience, training, and education. The benefits available for this position include medical, dental, vision, 401(k) plan, life insurance coverage, disability benefits, tuition assistance program and PTO or, if applicable, as otherwise dictated by the appropriate Collective Bargaining Agreement.
